    how can i help people that are only able to rent? does anybody have success working as a leasing agent? can you share how to reach out and convert these leads. who pays commission?

    I'm new to sales agents here. There is a question that really stuck with me lately. Can a sales agent represent a seller, find a buyer himself, and get the whole 6% commission? Or is there something I am missing here?

    Lender forced my client to use 401k even though they had money in joint account

    My client closing on a new construction home (investments) and the builder DR Horton's DHI lender 2 day before closing (Monday closing) told her to withdraw money from 401k and move it to her account. She is the one on the loan, but used the money from joint account (with husband) and already wired for closing. They also finished underwriting and gave the final CD and all clear. Their justification is that they saw this in their final review and they won't allow gift money that's transferred from the joint account. She had to pay more than $10k (early withdrawal on 401k plus tax) just to show the money back in her joint account. They'll still use the money already wired for closing and not the 401k money.

    I feel like there is no regulation on this and definitely a case for CFPB in terms of forcing customers at the last minute and incurring additional financial loss.

    They moved closing a few days later now until money show up in her account.

    Do you guys see any issues with this and how would you deal with this?

    Creating a logo

    Hi, I'm a new agent from Florida. I just signed with a big brokerage and I was wondering if I could make a logo and market myself with that. Can anyone help me whether or not I can do that and if I can what I can and can't do. Thanks for your help.

    Leaning on your broker

    Hey guys,

    Just wanted to hear what others had to say. Your first months, maybe up to a couple years of being a realtor: how much did you lean on your broker for advice with contracts, how to deal with certain situations, etc. Not so much referring to lead related stuff, just about gaining knowledge as a nooby.

    Any Realtors here use Sentrilock?

    I pay more monthly fees to use Sentrilock in my market. However, I am new to it, and from what I understand, if a buyer's agent doesn't pay those monthly fees - I as a listing agent would then need to meet them at a property I'm selling to unlock the door for them. Is this right?! Surely it can't be.

    Waiting for Rees-ones from realtor for lease offer.

    Hey guys,

    Just needed some feedback because this is the first time I've gone through something like this. I toured an apartment last Sunday and I really liked it so I put out an offer on Monday. The realtor ran my credit, asked for proof for pay and all the paper work to submit my offer. He came back on Wednesday and said the partners did not want to move forward because the offer was too low, I offered that it was a fair price with the current conditions. He told me that if I was 100% about moving in he would try to move the partners harder. It's about 4 days since that conversation and each day he updates me on the progress, mostly just saying that he hasn't heard back from the partners, so I don't have a yes or no on my offer. I'm wondering how much longer I should wait before moving forward or what I should be doing here. Looking for some help. The apartment is in nj, next to a metropolitan area.

    Please help on how I should handle a client that had asked me why I didn’t show her properties yesterday when she wasn’t the one to clarify that..

    I don't want to hurt this lady's feelings but she is a complicated client. She's got three listings with me and she's going to rebuy with 1031 exchanges. A lot of the properties she wanted to see required an offer subject to inspection. However only one property didn't require that. But she didn't clarify with me. All she said to me was "I see." Do I just tel her "I apologize for the misunderstanding. I thought you had changed your mind about seeing the property. But please let me know if you would like to see it tomorrow. We can try to schedule a time."?

    How to give buyer credit w/o seller seeing

    How do you protect yourself in a referral offer?

    Not licensed yet. but I'm looking at the NAR standard referral agreement. What's stopping the referee from just taking the contact info for the refered client and reaching out without signing the agreement? Is the an exclusive agency contract a safeguard, if so, is it the only safeguard? Does the contact worksheet not get turned over until the agreement gets signed?

    What would it take for you to switch Brokers?

    Hey there. I am currently working on a project and have a question for you all.
    Let's say you work for Broker A and someone from Broker B came by and wants you to move on over and work for them instead.
    What would be the determining factor that would make you switch? Is there anything at all? Are there multiple things.
    It would mean a lot if any of you could help me out. Thanks!
