| Posted: 21 Dec 2020 06:23 AM PST I hate having to do this type of stuff, but I have a builder that is not fulfilling their contract and they have some pretty passive aggressive behavior. Also, our entire neighborhood is experiencing the same issue but no one wants to take the lead to address it. My question is, will it do any good to file a complaint with NAR or the Texas Real Estate Commission? They are registered with the commission. I'm not one of these people that needs things perfect. I just want them to fulfill their end of the deal. This will be the last, non-litigious approach. Points of clarification: 1. They are not clearing open items that are on the contract. 2. They are coming by our home unannounced and disrupting our work. 3. They are doing shotty work when they do come by to work. 4. They are clearing warranty items but not actually doing the work. | Posted: 20 Dec 2020 07:07 PM PST I am about to put my two weeks notice in and wanting to leave my job of almost 12 years (I am very unhappy and have been for years) to pursue real estate. I am halfway through my courses, but I need to quit my job to finish and focus on moving forward in real estate, is this a bad move or a good move? I have a steady income now, I'm just afraid of the unknown. I have four kids to support but I do have a husband who has a good job and is very supportive. [link] [comments] |

I do not know in which state I want to become a real estate agent yet. I think the immigration process is going to be quite hard. All in all I have a deep desire to become a successful realtor. | Advice is needed here. How do you deal with the POTENTIAL of mold and mildew without absolute proof? Posted: 21 Dec 2020 10:22 AM PST A buyer (and friend) is looking at a townhouse. To make a good offer she asked if she could have a general contractor friend walk through the house. While he did that he noticed two spots where the ceiling had water stains. He took out a tool that measures moisture and showed us that on the spots it showed (on one in the master bath) that there was probably an active leak and the other was probably old but that the ceiling drywall was still damp. The contractor said that the one active leak was probably flashing around the bathroom vent boot and the other, since it was the edge of the garage, might also be flashing that is lose or improperly installed. The HOA said that all the roofs were replaced about 4 years ago and were still warranted. They notified the roofer who coming to inspect the roof and will repair anything that's found to be out of order. But even with repairs done, there's no way of knowing what's up in the ceilings without pulling them down. There's no access since it's a flat roof and no storage space there. Do you suggest to the buyer to get a specialist out there to check for mold and mildew? [link] [comments] |

| Quitting my job for real estate ? Posted: 21 Dec 2020 07:04 AM PST Hello everyone. So I'm currently 24 and work in a call center. I make good money and have good insurance but I honestly HATE my job. I'm miserable. This is my first call center and honestly it's not for me. Before this I was in retail for a while I did management and loved it but just needed a better paying job that's why I went to the call center. Now though it's been a little while and I feel I'm getting no where at my current job so I'm ready to quit. I have no kids just my regular bills like car, phone, lights, WiFi etc. But my family is VERY dependent on me. My mother passed away a few years ago so I take care of everyone and It's stressful but it's my family so I don't mind. Anyways I tell you all this to say I'm currently taking a real estate class and want to quit my job to finish and pursue it full time. I've always been interested in real estate I'm just scared of course but I also can't be miserable forever. I have a good amount of money saved up and support from my dad and significant other If I do need it. So I just need some advice/opinions on what I should do. I don't really have many people around me to ask. Usually the only answer I get is to "stick it out at your job you will be okay" and "nobody likes their job anyways" which I understand in a way. In an example in my online class, a woman wants to take out a mortgage on a property she inherited and owns outright. This is kind of mentioned in passing as just something she can do if she wants. My question is, why would she take out a mortgage on a property she owns outright? Like what are the benefits?
