    Nearly endless reciprocity?

    Located in US of A. Can a salesperson get licensed in one state, then use reciprocity to get licensed in all states with reciprocal agreements, then get reciprocity with those new reciprocal states:

    Ex: MA doesn't have reciprocity with NY while CT does. Can a salesperson follow the reciprocity chain to get licensed in NY by first getting reciprocal license in CT ? If so, how many levels down the chain can this go on for? Would someone be able to cover nearly the entire US in this manner?

    Rental Scam

    Another critical reason to use a Realtor because, unfortunately, they are people like this out there. People who try to scam people who do not know better. A little backstory, so I am helping a client of mine find a rental, and I see a property that matches what he is looking for, so I reach out online to get more info. A day later, I get a message from this "Mr. Mathews," aka the scammer. Who tells me he will rent out the home for $950 a month, which is red flag number one because, for the home and area, $950 was an unbelievable price. I did a little deep diving on "Mr. Mathews" and the address he gave me. Only to find out the address is actually owned by a large real estate property management company and not ever owned by a Mr. Mathews. Since I now knew who owned the property, I wanted this guy to dig a hole for himself. I did this by asking him if he knew some fictitious neighbors. Hoping we would lie about that truly exposing himself for the scammer he is. Instead, he just ignored my questions about the neighbors, which was another red flag, and he continued with his scam. I ultimately stopped talking to this guy once I knew he wasn't going to answer my question about the neighbors. However, I hope if anyone takes anything away from this its the following:

    1. Use a Realtor. We are professionals at what we do, and it's our job to find an excellent place for you and make sure you never have to interact with potential scammers like this

    2. If something is too good to be true, it probably is. If this scammer didn't try hooking me in with a rent price way below the average in the area. I wouldn't have caught on so quickly.

    3. Be especially careful nowadays with what's going in the world now since people are moving into homes without actually checking them out because of COVID. Make you are doing your HW, and everything is legit.

    This scammer's ultimate goal was to get me or the tenant to send him the deposit and the first month's rent to the scammer and any other fees he could throw in there. People who fall for these scams end up sending all this money in hopes of landing a sweet place to rent out. Only to later find out they have no interest in that property, and sometimes the actual property is already occupied or is vacant. I hope this provided some value to you, and I hope that you stay safe and well out there!

    Finding investors

    How long do you spend prepping for a listing presentation for a brand new customer?

    Do you go to your closings?

    Considering that you do nothing except collect a check, which can be mailed or wired, why do you go? And have you ever had a client go so batshit crazy that you decided it wasn't worth it? They weren't worth it. My seller is a week from closing and she's turned on me for anything and everything. Her daughter calls me and apologizes at least once a week. I've decided that "because of Covid restrictions" I won't be attending the closing. She doesn't know yet.

    Can anybody explain the "parts" of a home a realtor should know. (The things that make it function)

    This is probably a dumb question.... but I'm waiting for my license and I'm soon going to be 20 years old. I've been shadowing an agent and her partner and have noticed I don't really understand or know (or know know sure) what some things are without someone telling me. Such as -hot water heater -oil tank for heat -gas tank for heat - water tank -sulpher related things -septic/waste related things Like does anybody have resources with pictures and explanations of such things so I know what things are or the type it is (such as gas or oil, etc), ways I can tell if they are in good or bad shape just by looking at it (material facts)

    I feel like there's a lot of things to a house (more than what I listed) that I don't exactly understand or know the purpose, that I want to know. Being a young realtor, I want to know things and understand so I don't seem dumb and unknowledgeable.

    Like at a house we showed (the agent I am shadowing) in the basement there was a big water tank in there and a whole bunch of other things I had no idea what they were. They were talking about how it looked like there used to be a well but they changed it to public water and they think the one object tank thing was for Sulphur. I just want to understand all these things even if it's just the basic things. Obviously as realtors, we won't have a professional knowledge on these things but I feel having basic knowledge would be helpful.

    So basically what are the things I need to know about this type of stuff and more? 😬

    Moral obligation?

    Is it on the real estate agent or realtor to not sell to Bad people or is a sale a sale? Say a realtor has a house in a progressive neighborhood and they sell the listing to a grand dragon of the kkk or something of the like. I ask because there has been discussion about the uptake in white supremacy in my progressive city and people are blaming realtors for selling to them. Is there any weight to that accusation? Is it on you to not sell to shitty people? Or is that all BS?

    I'm in Maryland and the listing agent (who is also related to the seller) has put me in a difficult situation. The seller is supposed to provide my buyers a credit for home inspection deficiencies, everything was in writing but 2 days before settlement the listing agent started pressuring me to split the credit with her out of my commission. Isn't this an ethics violation? Why should I give up a portion of my commission after seller signed and agreed to the credit. Thoughts?

    Listing agent, why so unresponsive?!

    Why is it some listings agents are great and transparent and get back while others lead you on and won't answer you??? I put and offer in on a house and want to know the status so I can possibly bid higher. I told him I'm ready to tango and nothing. It's just very frustrating. And yes I'm an agent too. Seriously what gives? Don't they want to sell a house?

    Waiving Appraisal

    How do advise your clients on what waiving appraisal and or inspection means and the inherent risks? Our MLS and our brokerage do not have a form for this advice. I'm curious how other markets are handling this situation.

    Error trying to create account on PSI website

    Got an email from psi saying I'm eligible to take the CT salesperson exam and gives me a link to schedule it. When I click the link, it brings me to their site and I have to make an account. So I enter my info and I get an error that says "Error occured while creating candidate online account." All the info is accurate and the password is valid.

    Has anyone else had this issue?

    New Attorney-Broker looking for advise on MLS access

    I live and work as an attorney in MA, where attorneys can apply for an Attorney-Broker license. I acquired mine recently, and am looking for advise on how to access MLS listings.

    I'm not affiliated with any broker. My job as an attorney does not relate to real estate at all. My primary motivation to get the license is to research and transact on my own when I decide to purchase my own property in the near future. But I'm finding it difficult to get information on accessing (or becoming a member of) an local MLS. Do I need to get a membership to the NAR to be able to access the MLS? Or are there other avenues to do so. I'm not looking to engage in buying/selling properties as a profession, so I was reluctant to join the NAR. But I'm open to do so if I can access some valuable market research material at the NAR and at the same time access the MLS.
